Storage within 5 mi

What questions should I ask before renting a storage unit?

Short answer

Ask about the total cost, the next rate increase, access hours, insurance and the move-out rules. Those five topics cover most of the surprises renters run into later.

Here is a list you can read off the phone:

  1. What is the total I pay at move-in, including admin fee, lock, insurance and tax?
  2. What will my monthly rate be after the promotion ends?
  3. When did you last raise rates on existing tenants, and by how much? Increases of 5% to 10% every 6 to 18 months are common.
  4. What are the gate hours, and are they the same on weekends?
  5. Is the unit climate controlled, or only heated?
  6. Do I have to buy your insurance, or can I use my renters policy?
  7. Is there a minimum stay to keep the promo price?
  8. How much notice do you need when I move out? Seven days is typical at many operators.
  9. Can I see the actual unit before I sign?
  10. What happens if a payment is late, and how many days before late fees start?

Write the answers down and compare two or three nearby facilities side by side. The cheapest first month is not always the cheapest year.
